Can you take your property tax with you?

If you're 55 or older, Proposition 19 lets you carry your existing assessed value to a new home anywhere in California — up to three times. This shows what your new tax bill would look like with it, and without it.

Estimate only, and not tax or legal advice. Proposition 19 took effect April 1, 2021 and allows an eligible homeowner to transfer the factored base year value of a primary residence to a replacement primary residence anywhere in California, up to three times in a lifetime, so long as the replacement is bought or built within two years of the sale. If the replacement costs more than the "equal or lesser value" ceiling, the difference between the two full cash values is added to the transferred base. Rates vary by parcel and often include voter-approved bonds and direct assessments; check your own tax bill. Claims are filed with the county assessor where the replacement home is located, and deadlines apply. Confirm your eligibility with the county assessor and your CPA.
